Multi site consolidation project to form Flagship HQ

BWP were appointed by One Manchester to assist them with the identification of a new HQ building in Manchester to allow them to relocate from several locations in and around Greater Manchester following the merger of two Housing Associations. Following the identification of Lovell House and the completion of the Acquisition Survey BWP assisted One Manchester in the appointment of the full design team.

The merger of two organisations required a full review of current working practices through a series of client workshops. BWP assisted the client throughout the consultation period whereby all strategic options were considered to allow the client to assess the alternative approaches to the building including departmental relocations, decanting and how these interact. A flexible working/hot desking approach was adopted with all staff members being allocated lockers and personal desk tidies.

A variety of workspaces were also created including general collaborative spaces, touch-down areas and informal meeting spaces together with the more traditional meeting rooms which were controlled via a new on-line booking system. The collaborative workspaces were further enhanced including write-on walls to allow flexible team working to all areas of the building.

The flexible working approach was noted as not suiting all departments following a departmental review; an example being Finance and HR and each departments needs were addressed as part of the fit out.

Staff wellbeing was also noted as being a fundamental requirement of the new HQ building and as part of the development a gymnasium was created with fitness classes scheduled to commence. Changing facilities for gym users and cyclists are also provided to the ground floor together with cycle shelters adjacent to the building.
